Radon Mitigation and Crawlspace Sealing Transform an Older Home’s Air Quality and Comfort
After struggling for months with a nagging cough, a homeowner decided to investigate the air quality in her older home. Testing revealed elevated radon levels, especially near her bedroom. With a small basement, two deep crawlspaces, and cold floors, a comprehensive plan was set in motion. A three-point mitigation system was installed — two extraction points in the crawlspaces and one through the concrete slab. The slab-on-grade section, already vented, didn’t require additional work. Crawlspaces were sealed and insulated, addressing both radon and her chilly floors. Minor debris was removed with the help of dumpsters. Beyond radon reduction, cleaning the home’s ductwork brought noticeable improvements. Today, her home feels warmer, healthier, and finally provides the peace of mind she’d been hoping for.

This is an interesting project as the layout of the home was a reno (renovation). There is a thin utility strip across the center of the basement. Half is finished and the rest is crawlspace. If you go on the left side of the utility strip, the sump pit needs to be crawled to in order to seal it up. Not a super comfortable thing to have to do but is about 8-10 feet crawl. From the outside of the home, the exit hole will need to be on the shorted park of the home toward the porch. Mainly wanted protection from exposure because they're getting a radon mitigation system. Inside this relates to needing to exit somewhere in the crawl space, some concerns still needed a fix. We offered the homeowner a crawlspace encapsulation and will have this considered in the future!
